Description

SUMMARY

The Lead Facilities Technician will work under the direction of the Facilities Manager to ensure that safety, regular maintenance, landscaping and property upkeep is performed in a responsible, cost effective and timely manner. This position is responsible for completing or securing maintenance repairs and preventative maintenance as assigned by the Facilities Manager. The Lead will coordinate work, tickets and training to ensure that consistency of work meets department standards. The Facilities staff will report to the Lead Facilities Technician in the absence of the Facilities Manager.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  1. Provide maintenance and/or repairs as directed, including HVAC, plumbing, lighting, water systems, locksmith, carpentry, flooring, upholstery, and restaurant/bar appliances.
  2. Monitor and control workload and quality standards.
  3. Assist in creating and maintaining scheduled maintenance programs for needed equipment and areas and perform the required maintenance in a regular, monitored fashion.
  4. Advanced understanding and ability to troubleshoot HVAC, Mechanical, Plumbing and Electrical issues.
  5. Familiarity with SITE utility plans, systems, and all equipment in designated areas of responsibility.
  6. Ability to use diagnostic tools, such as amp meters, voltmeters, OHM meters, compound gauges and pressure gauges etc.
  7. Experience in operating a variety of mechanical equipment including but not limited to mowers, weed eaters, chain saws, and drills.
  8. Assist in timely documentation and reporting of department maintenance through the Facilities Ticket System.
  9. Assist in maintaining records of equipment servicing and repairs.
  10. Retain awareness and apply company and departmental policies, procedures and rules as required.
  11. Complete projects in close coordination and communication with operating departments to promote efficiency and minimal interruption to business.
  12. Paint, power wash, mow, edge, prune and weed.
  13. Move furniture and set up offices.
  14. Maintain the cleanliness and organization of assigned areas.
  15. Ensure a safe work environment is maintained during projects.
  16. Clear snow and ice in inclement weather.
  17. Maintain respectful relationships with co-workers.
  18. Meet attendance guidelines by reporting to work as scheduled with dependability and consistency.
  19. Promote and encourage positive guest relations.
  20. Uphold professional dress standards and personal appearance as dictated by the SOP.
  21. Other duties may be assigned.

SUPERVISORY RESPONSIBILITIES

In accordance with the organization’s policies, procedures, SOPs, task guides and applicable laws, this position will train, plan and assign work. The Lead position requires a dynamic and accomplished leader that has strong leadership, organizational, conflict resolution, and motivational skills. They will plan, organize, direct, train coordinate and delegate responsibilities to the staff.

EDUCATION and/or EXPERIENCE

High school diploma or general education (GED) and (5) five years of maintenance experience directly related to the knowledge, duties and responsibilities specified; to include at least (1) year of supervisory or leadership experience.

LANGUAGE SKILLS

Read, write and understand English; read, write and comprehend simple instructions, short correspondence, and memos, and effectively present information in one-on-one and small group situations to customers,

clients and other employees of the organization.

MATHMATICAL SKILLS

Basic math and reading skills.

COMPUTER SKILLS

Working knowledge of AutoCAD, Microsoft Office Suite including Planner.

REASONING ABILITY

This position requires a self-starting motivated team member that can apply common sense understanding to carry out detailed but uninvolved written or oral instructions.

CERTIFICATES, LICENSES, REGISTRATIONS

Class III Gaming License issued from the Skokomish Tribal Gaming Commission and Valid Washington State Driver’s License.

WORKING CONDITIONS

  1. Work is regularly performed in outside weather conditions, including rain, cold and heat.
  2. Ability to work at various heights and be able to access any reasonable portion of the properties.
  3. Walk 2-10 miles per day.
  4. Stand up and bend for up to 9 hours or more per day.
  5. Use hands, fingers and arms to handle, feel, reach, grip and pull.
  6. Operate various machinery including hand saws, mowers, edger’s and similar.
  7. Ability to work outdoors and access any reasonable portion of the property.
  8. Typical of that in a busy Casino with heavy cigarette smoke accompanied by a variety of competing noises and communications.
  9. Possible exposure to chemicals and elements present in cleaning, agents and pesticides or other hazardous chemicals.
  10. Leverage 50 lbs. of a walk behind mower over curbs.
  11. Lift 80-100 lbs.
  12. Flexible hours (weekends, nights, holidays). The lead may be scheduled or unexpectedly called in to work on a special project.
  13. Must be available for a scheduled on-call rotation within reason.
